I have been in the mortgage business since 2003 and have attended a variety of trainings in my career such as Loan Officer and Continuing Education (CE) classes, Quality Control (QC) trainings, and DAMB/FBI Mortgage Fraud training to name a few.  I have also helped borrowers trying to sell their homes themselves with great success.  Most recently, I have attended numerous mortgage loan modification seminars (in the last 9 months) as the hype of helping people came to light.  Sadly enough, I discovered 2 concerns! 

1) The excessive up-front 3rd party charges.  Especially, when the homeowners are facing financial difficulties in itself and the lack of response from lenders/servicers to get these loans modified. I can say that by hearing the news about the foreclosure statistics, I am pretty sure the lenders/servicers are swamped but I also know that lenders/servicers are afraid to modify these loans.  

Moreover, I have discovered that most lenders/servicers will not act on a modification if homeowners continue to make the payments (with late fees!!) even if they are late.  The lender/servicer will send out the usual uniform letter stating that your mortgage is late and if they do not receive XXX amount of monies within a certain time, the house is at risk of foreclosure (Notice of Intent).  Basically, until they are put in a position to act the lender will let you skate along even if you have requested to do a term workout, loan modification, or you name it!   Your requests are falling on deaf ears!!

2) Regarding my other concern, this can be answered with a simple word, greed!  Some loan modification companies are charging $1,995 to $3,995 “up-front” to “work” on your loan modification!!  My issue with this is that how can homeowners struggling to pay their mortgage “right now” can afford to pay thousands of dollars “up-front  when they need that money to pay the mortgage or other bills?

My question to you is (and since your requests are falling on deaf ears), do YOU want to take action?  I have been successful in helping homeowners like yourself and decided that if I can help these homeowners, then you can also do it too.  You just need to do it right and be relentless!!
